Aderhold Properties, Inc. -
API’s - specialization is in property management. Within that
specialization, its forte is in the unconventional, one of a kind
type of property. While adept in the handling of the
run-of-the-mill properties, it excels in
the management of assets which are challenging.
Properties which, whether by their intrinsic nature, location,
prior neglect and/or mismanagement, are in need of revitalization,
repositioning, with a fresh approach to leasing and marketing, in
order for them to attain their optimum potential and, thereby,
maximize their value.
API’s extensive
expertise includes residential, office, retail and mixed-use
projects, in inner city, suburban and exurban locations. As a
property manager, it strives to provide quality management services
through its professional, experienced staff and state of the art
management information systems with but one goal in focus –
delivering an unmatched service and the highest possible client
satisfaction.
OUR PEOPLE
Thomas
(Tom) E. Aderhold, President of Aderhold Properties, has
been intimately involved in the Atlanta real estate
and development markets for over 40 years.
Paulette (Polly) G. Finch, Vice President of
Aderhold Properties, has over 15 years’ experience in real estate
and property management.
Derek Aynsley, Vice President for Investments
and Business Development, commands 40 years of acumen in all facets
of real estate.
Larry Loyed, Chief Financial Officer, brings
over 25 years of financial and management reporting
experience.
Our management team has been
with API for greater than10 years on average,
a testament to the overall style and stability of management and
expertise available.
Tom
Aderhold is a licensed real estate broker, has a CAPS designation
with the National Apartment Association and has served as
President of both the Atlanta and the Georgia Apartment
Associations.
Polly Finch has NALP, CAM and CAPS designations
with the National Apartment Association and has served with the
FBI.
Derek Aynsley is a Fellow of the Royal
Institution of Chartered Surveyors, is a graduate of the Emory
University’s Goizueta Business School and has served as a Director
or Trustee of the boards of a number of companies and civic
organizations.
Larry Loyed is a member of the Institute of
Management Accountants (IMA), holds the designation of Certified
Management Accountant and is a Past President of both a local
chapter and the Gulf Shores Council of the IMA.
MANAGEMENT
API is able
to accomplish its management objectives by employing a
professionally trained staff with clear, precise plans and goals,
and offering the highest quality service through the implementation
of management, leasing and maintenance programs in combination with
the establishment of a rigid standard of professionalism for every
property. Their on-site property managers’ average 12 years of
experience and have been with the company for an average of 10
years.
API is able
to provide strength and initiative to the site management through
its Atlanta based resources, enabling the management team to
provide hands-on support, supervision and evaluation at the point
of execution. It believes in people oriented, face-to-face
management for all the properties with which it is entrusted,
providing direction and assistance to ensure maximum efficiency.
Its state-of-the-art MIS delivers rapid access to, and transfer of,
essential management information at any time and is able to monitor
properties of all complexities, sizes and types, and to whatever
schedule an owner/client may require.
LEASING and MARKETING
API
subscribes to the three basics of leasing and marketing – People,
Product and Price. It demands a customer service mentality from its
leasing staff. Their on-site personnel are trained by recognized
leaders in the industry to assist future residents in finding the
right home for them. It also believes in the long term value of
strict adherence to a set of minimum standards of eligibility for
prospective tenants, including employment stability, credit
standing and prior tenant history, all of which are rigorously
checked. Similarly, resident retention programs receive as much
attention as generating new leases.
In-house
marketing campaigns are thoroughly developed and customized to each
individual property. The campaign is then implemented
effectively by coordination of the
appropriate collateral – brochures, signage, publicity and
the social media, with a marketing strategy on a cost basis
significantly lower than that incurred in conjunction with the use
of outside agencies. Its in-house staff makes it possible for
API to instantly respond to any marketing or advertising need that
may develop.
